All homes will sell so don't get sucked into what you watch on tv as it can overwhelm you!

The last thing anyone needs in today's world is more stress.  Always have an agent come into your home and give you their professional opinion.


Years back I had a client who lived out of state and had a property from an estate that needed to be sold.  Unfortunately, the listing agent did NOTHING for them, not even show them PICTURES!

They never saw the property...  When I asked what the feedback was, she said, they weren't getting much and then, nothing.

I jumped onto the scene and when I walked in, I could not believe my eyes.  THIS HOME WAS NOT SALEABLE!  

I lost a lot of my before and after pics from my personal staging jobs but did have some on flyers I made which I'm grateful for.  Unfortunately, back then we didn't have 'the cloud'.  I had to take a pic of the photo from the flyer so I could upload it to show you.

This is what the entire home resembled when I walked in!

This family didn't have the means to put a lot of money into the home, this was an estate sale, so I suggested that they paint the kitchen replace the floor, get a white oven and refrigerator to match the dishwasher.  

I went down to talk to the person I trusted the most for carpet, tile cost and picked out the flooring.  The contractors who did work for him were great and I used them myself, so I trusted they'd do a great job.   I picked out paint color, hired painting contractors and this was the end result.

  BTW when in doubt try Benjamin Moore's, Litchfield Gray, it's nice and neutral.  In person it looks like the color of a chocolate milkshake.  Don't forget light is everything with color but I find this one seems to work well with different color schemes.

As you can see this small townhome was now READY to be shown, it just needed a little TLC.

That's all I did, and the difference is dramatic.  I staged very little just a plant in the corner and new white blinds on window.  The entire home had this dramatic before and after just from paint, very little staging, carpet and kitchen floor.
